Use square footage only as an early screen
A quick BTU-per-square-foot estimate can identify a rough equipment class, but it is not a final load calculation. Ceiling height, insulation, windows, orientation, shade, outdoor design conditions, air leakage, occupants, kitchens, and connected spaces can materially change the result. Treat an online estimate as a question-preparation range, not permission to order equipment.
Understand why oversizing can be a problem
A much larger unit is not automatically safer. Equipment that satisfies the thermostat too quickly may cycle more, remove less moisture in cooling mode, create uneven temperatures, cost more upfront, and operate outside its most efficient range. Variable-speed systems can modulate, but they still have minimum output limits. The goal is equipment that matches the design load—not the largest unit that fits the wall.
Match the exact indoor and outdoor pairing
Mini-split ratings belong to specific combinations of indoor unit, outdoor unit, capacity, and sometimes controls. A model-family maximum SEER2 or low-temperature claim may not apply to the pairing in a quote. Ask for complete model numbers, submittal data, and an AHRI certificate when applicable.

Plan distribution, drainage, and installation path
One wall head does not automatically condition closed bedrooms or distant rooms. Discuss doors, air movement, indoor-unit placement, condensate slope or pumps, line-set length, exterior appearance, service access, mounting, climate exposure, and noise. Multi-zone systems simplify outdoor equipment but introduce pairing constraints and part-load tradeoffs.
Use the estimate to collect comparable quotes
Give each contractor the same rooms, comfort problems, operating schedule, electrical context, and priorities. Ask how the load was determined and why the capacity is appropriate. A defensible quote explains the design, exact equipment, installation scope, startup procedure, warranty eligibility, maintenance access, and exclusions.
